HCV Landlord Information

Georgia Department of Community Affairs Housing Choice Voucher (HCV) program is excited to announce the launch of the new Landlord Incentives Program. The purpose is to foster partnerships with landlords to expand housing options for low income individuals and families. Through this initiative, landlords can benefit from a range of incentives, including financial rewards, streamlined processes and dedicated support services. By participating, landlords not only contribute to alleviating housing challenges but also gain access to a network of resources and opportunities for mutual growth.   1. Broker/Finder Fees Incentive: DCA will pay a one-time payment of fifteen (15%) percent of the agreed contract rent to authorized brokers and real estate agents who assist voucher holders with securing housing. DCA will disburse the payment.
  2. Damage Claim/Risk Mitigation Incentive: DCA will reimburse landlords up to $3,500 for damages above and beyond normal wear and tear and in excess of the security deposit. Should the landlord also seek relief for damages through the judicial system and recoup any monies, the DCA should be reimbursed for the monies paid by the Damage Claim/Risk Mitigation incentive.
  3. Lease-up Bonus Incentive: DCA will pay a one-time “lease-up bonus” of $250 for each initial lease and HAP Contract executed on the first of the month.
  4. New Landlord Incentive: One-time payment of $250 for a new landlord who has not participated as a landlord in the HCV program within the last twelve (12) months.
  5. Security Deposit Incentive: DCA will pay up to one month of DCA’s approved contract rent listed on the HAP Contract.
  6. Welcome Back Incentive: A one-time payment of $250 for a landlord who has left the HCV program in the last twelve (12) months and any previous HAP Contracts were not terminated due to an abatement.
